1. Real Estate: Save Thousands of $$$ on your Next New Home Purchase

The inventory of homes in some communities is 2 times what it was 4 months ago, as a result, sellers are looking at all offers. However, don't expect any fire sales like we saw in the summer of 2001 or 1991. That will only happen if the economy tanks, and huge layoffs occur.  However, other situations like divorce, death in family, or a seller who's already purchased a replacement home, may cause a seller to be more anxious for a quick sale. Remember - Each property is unique; if you find something you like, Don't Lose a home you actually like over what will be a small amount over the next 30 years.

2. New Home Vendors Offering Bigger Incentives

Last month I mentioned, that New Home Builders have increased their incentives, offering free upgrades, price drops, and Cooperation with Real Estate Brokers. I see this trend continuing and want to remind you again that just like in the resale market, the builder will pay a commission to me for introducing them to a buyer. Because my level of involvement in these transactions ends, once the buyer decides to buy, I am offering to share up to half of my commission with the buyer towards their non-recurring closing costs. In almost all cases, this rebate to you should cover all their closings cost plus some. If you or someone you know is interested in buying new construction, have them please contact me before they visit the new home development. I have to register them at the property the first time they visit it in order to earn the commission. If they go on their own, the builder will not give them any of this incentive. back to top

4. If you changed careers You'll be in lender's Dead Man's Land for 2 years.

One of the things lenders look for in qualifying you for a loan is stability. This is determined by working in the same line of work for the last 2 years. If you changed professions in the last two years, or went from being an employee to being self-employed, you are in a place informally referred to as Dead Man's Land. Often times when you become self-employed, you have a need for working capital. However, because you are now considered unstable, it makes it harder for you to get the best financing, if any. If you know that you'll be going into Dead Man's Land because you plan on being self-employed, there are some things you should do to make future financing easier, like one get a city business license, and two, have a CPA or enrolled agent prepare your income tax return.    back to top

7. Weather Based "Smart" Irrigation Controller Rebates

ACWD is offering rebates to customers who replace their conventional irrigation controller with a "Smart" Irrigation Controller, also known as a Weather-Based Irrigation Controller or ET Controller. A "Smart" Irrigation Controller will automatically adjust the watering schedule according to your plants actual water needs using information such as local weather conditions, plant type, and soil moisture. This can result in significant water savings, typically by 30% or more! This program covers a significant portion of the cost of the controller and the installation.
